PUBLIC HEARING

CROTON TOWNSHIP ZONING ORDINANCE AMENDMENTS

SHORT-TERM RENTALS

(DELIBERATION AND POSSIBLE FINAL ACTION)


The Planning Commission will be holding a public hearing regarding proposed amendments to the Croton Township Zoning Ordinance (the “Zoning Ordinance”) regarding so-called “Short-Term Rentals” (hereinafter “STR”). The proposed zoning amendments include the following:


  1. A section involving the intent and legislative history for the zoning amendments as well as proposed findings regarding STRs.

  2. A new definition of “Short-Term Rental” and “STR Lot”, as well as what constitutes a “Section” within the Township, all of which are added to the Definitions Section 1.200 of the Zoning Ordinance.

  3. A new and additional Subsection 2.430 will be added to Section 2 of the Zoning Ordinance regarding STRs. Such regulations and matters shall include, but are not limited to, various “caps” for STRs within the Township, how STR allocations will be made, limitations on what type of dwelling and property can be used for an STR, the requirement that the STR comply with all applicable Croton Township ordinances, a requirement that no STR Lot shall be occupied or used by more than one family at a time, and other matters.

  4. A new Subsection G is proposed to be added to Section 6.20 of the Zoning Ordinance for the R-1 Rural Residential zoning district allowing STRs.

  5. A new Subsection G is proposed to be added to Section 7.20 of the Zoning Ordinance for the R-2 Residential zoning district allowing STRs.

  6. A new Subsection P is proposed to be added to Section 9.30 of the Zoning Ordinance for the HC-Highway Commercial zoning district allowing STRs.
